Branch Processor

Job Summary:

The Branch Processor prepares loan files for residential mortgage loan applications. Works with loan officer assistant to determine product suitability; communicates changes to loan officer assistant and communicates with branch and corporate employees in a timely, efficient, and courteous manner.

Essential Job Functions:

  • Complies financial and other needed data to complete loan file
  • Communicates with Loan Officer Assistant to obtain missing documentation
  • Reviews files for completeness prior to submission to Underwriting
  • Obtains documentation needed to clear conditions, if required
  • Submits approved files to Closing
  • Prioritizes workflow so loans close on time
  • Communicates with title company, escrow, and other vendors as required
  • Provides excellent customer service to borrower, loan officer assistant, vendors, and other interested parties
  • Prepares and sends approval and denial letters.
  • Records data on the status of loans, including number of new applications and loans approved, cancelled or denied

Required Knowledge and Skills:

  • Strong knowledge and understanding of conventional, jumbo and government (FHA/VA) loan requirements
  • Knowledge and understanding of state and federal real estate lending regulations
  • Knowledge and understanding of loan processing software systems
  • Knowledge and understanding of desktop underwriting programs preferred
  • Extensive knowledge and understanding of customer service and intrapersonal best practices

Required Education and Experience:

  • High School diploma or equivalency degree
  • 3+ years of experience as a Loan Processor strongly preferred
  • Demonstrated experience analyzing and interpreting data
  • Demonstrated experience using available information to make sound business decisions
  • Demonstrated experience working in a fast paced and changing environment
  • Demonstrated experience with attention to detail, written and oral communication, multi-tasking, and working in a team atmosphere adhering to tight deadlines
  • Demonstrated experience with MS Office software products including 10 key

Physical Environment:

  • This position is primarily an in office position
  • Normal office environment

  • Local travel may be required for company or career-related meetings, programs, and/or events.

Loan Set Up Coordinator

Job Summary:

The Loan Opener position coordinates the set up of mortgage loan files for the Loan Officers and Processors. The Loan Opener provides support by preparing and reviewing loan documents, entering application information into the FICS loan system, and work closely with all parties involved in the loan process including but not limited to customers, loan officers, escrow, title, etc., to order and collect additional loan documentation.

Essential Job Functions:

  • Labels borrower documentation and disclosures in the e-folder
  • Completes “order outs”:
  • Title/CPL/tax cert/wire instructions/preliminary closing figures
  • Flood cert
  • Tax transcripts
  • VOE’s, VOR’s, VOM’s
  • Homeowners insurance
  • Condo questionnaire
  • Reviews received ordered items for accuracy and files into appropriate e-folder
  • Follows up on ordered items to ensure received in a timely manner
  • Contacts third parties from order outs to request corrections or updates needed
  • Communicates with loan processor and loan officer assistant to the status of items ordered, received and pending
  • Marks preliminary conditions as “received” once received and uploaded into the e-folder
  • Runs daily reporting to follow up on missing ordered items
  • Orders all required services with file setup
  • Sends initial loan application disclosures and re-disclosures to customers via email or over-night service
